The Turkish Code of Obligations 6098, which entered into force on 1 July 2012 in our country, abolished Law No. 6570 on Real Estate Rents. Selling the house is not a reason to raise the rent. The person who will sell the house has to sell it with the tenant in it. In this case, the new owner of the house has certain rights.
The new owner, who acquires the leased place later, must give written notice to the lessee within one month from the acquisition, as a result of the need for the place itself, his spouse, descendants, descendants or dependents.
With the arrival of the notification, the eviction action of the new owner must be filed 6 months after the acquisition and within 1 month after the end of the contract. Again, due to the above need, there are the same conditions in terms of proof of the need in the type of eviction lawsuit.
However, it should be noted here that the tenant has to show the house to those who want to buy the house. If he does not do this, the landlord can apply to the court and have the house shown on certain days and times with a court decision.
